With the right tools and equipment, exterior cleaning projects like power washing and window cleaning can take place virtually any time of year. Spotless technicians wash windows in August 100-degree heat and in February when temperatures are barely above freezing.
But the fall in Virginia is an especially pleasant time of year for being outdoors, and it presents specific opportunities for homeowners to capitalize on weather conditions and do important maintenance work on their homes. Milder temperatures, less moisture and minimal leaf debris (at least until mid-November) are all a plus.
So, what are the biggest opportunities for fall exterior cleaning in 2025? We’re glad you asked.
Washing and Seal Coating to Protect Driveways & Sidewalks

Following July and August, which are two of Central Virginia’s highest precipitation months (2025 has been no different!), average weather conditions become drier, making fall an ideal time to have your exposed aggregate and concrete driveways, sidewalks, and patios professionally power washed and seal coated. Washing and sealing is a way to preserve the beauty of your hardscapes, prevent water intrusion, and reduce long-term cracking and degradation, extending useful life.
Applying solvent-based clear or tinted seal requires moderate surface temperatures between 50- and 90-degrees Fahrenheit, as well as drier conditions to give the coating a chance to cure. Sealing in the fall has the additional benefit of removing layers of mold and grime built up during the hot, humid season and locking in a revived appearance of your outdoor surfaces. We also recommend repairing smaller cracks with a filler to prevent further moisture intrusion in your exposed aggregate or concrete. Ideally, exposed aggregate hardscape washing, sealing and crack repair should take place every 2-3 years, so if it has been several years since your last sealcoat, this fall may be the right time to protect your aggregate.
Gutter Cleaning Before Fall Leaf Drop

Did you notice water pouring over your gutters during a recent thunderstorm? Chances are this means that your gutters are clogged or filled with debris and not channeling rainwater properly. A simple inspection with the Spotless gutter camera system (see example photo at right) can assess whether debris or clogging may be a concern for your gutter system, as well as which areas your gutter cleaning service should focus on.
We advise our gutter cleaning clients to, at a minimum, inspect the working condition of gutter systems before the fall leaves drop. Best practice calls for hiring a contractor to perform early-fall gutter cleaning to remove leaves and tree debris that have accumulated during the summer. Your gutter cleaning professional should also flush downspouts with water to ensure that water is directed away from the home’s foundation.
Clean Glass for Clear Views
When it comes to cleaning windows, we always tell our homeowners, “There’s no time like the present.” There is no perfect time of year for window washing. If you’re noticing glass streaks or spotting, cobwebs, mold or debris on your frames, fall season’s milder weather yields excellent conditions for mop and squeegee window cleaning.

Many customers opt to schedule an outside only “touch-up” cleaning in the fall, while others, especially those on a once-annual window cleaning schedule, request our Premium Window Cleaning service, which offers a deep clean of sills and tracks, in addition to cleaning glass and dusting frames & sills. But no matter your service preference, why deprive yourself of crystal-clear views during the year’s most beautiful season?
Pressure Washing Transformations = Optimal Outdoor Experience

This year we’re noticing mold, mildew and algae are building up quickly on customer patios, sidewalks, steps, walls and other outdoor surfaces due to high moisture and humidity. Buildup of organics is especially prominent in shaded areas with less exposure to natural sunlight.
With dropping humidity starting in September, detailed pressure washing of outdoor areas can create a beautiful cleaning result that lasts well into the next year (and beyond). In addition to better aesthetics, pressure washing removes surface contaminants that can damage your brick or stone over time. Pressure washing service also strips away slippery organics to reduce the risk of slip-and-fall accidents on your property.
